City of Vaughan

Vaughan Metropolitan Centre is not a traditional neighbourhood — it's a purpose-built downtown that didn't exist 10 years ago. Anchored by the TTC's Line 1 subway extension (the northern terminus), VMC is Vaughan's answer to the question: what if we built a city centre from scratch around a subway station?

The result is a cluster of brand-new condo towers — Transit City, CG Tower, Expo City — rising around the intersection of Highway 7 and Jane Street. KPMG moved its Canadian headquarters here. The SmartVMC bus terminal connects the subway to York Region Transit routes across the 905. Everything is new. Everything is glass. And the neighbourhood is still being built.

The restaurant and retail scene is growing at the base of the towers, but this isn't a walkable urban village yet. What it is: a transit-oriented condo district with a genuine subway commute to downtown Toronto, modern amenities in every building, and rents that undercut comparable new-build units in North York or Midtown Toronto.

What Your Dollar Gets You

VMC's rental inventory is almost entirely new-build condo units — expect modern finishes, open-concept layouts, floor-to-ceiling windows, and full building amenities. Studios start compact (around 400–450 sq ft), but one-bedrooms offer solid value at 500–600 sq ft with parking often included.

Compared to similar new-build condos in North York or Midtown Toronto, VMC units typically rent for $200–$400 less per month for equivalent finishes and square footage — with the added bonus of being at a subway terminus (meaning you always get a seat).

Most VMC rentals are investor-owned condos listed on MLS. Units are generally well-maintained and come with locker and parking. Because everything is new, maintenance fees are still relatively low.

Transit & Roads

VMC's defining feature is the Vaughan Metropolitan Centre subway station — the northern terminus of TTC Line 1 (Yonge-University). This gives you a direct, no-transfer ride to Union Station in approximately 35 minutes. Because it's the last stop, you're virtually guaranteed a seat on the morning commute — a luxury that most Toronto subway riders never experience.

The SmartVMC bus terminal connects the subway to York Region Transit (YRT) and Viva rapid transit routes, making VMC a true transit hub for the 905. Bus routes run along Highway 7 and Jane Street connecting to Woodbridge, Maple, and the broader York Region network.

By car, Highway 400 is minutes west and connects to the 401 and 407. Highway 7 runs east-west through the neighbourhood. Jane Street provides north-south access. But the real pitch here is that you may not need a car at all — unlike most of Vaughan, VMC was designed around transit from day one.

What This Means for Renters

VMC's income profile reflects its young, professional, renter-heavy population — median household income sits around $88,000. This is a neighbourhood of working professionals in their late 20s to early 40s, many of them newcomers to Canada building their careers in the GTA.

Because VMC is overwhelmingly renter-occupied (roughly 70%), the rental market here is more competitive by volume but also more flexible — there's always inventory, and landlords know they're competing with dozens of similar units in the same building. That gives tenants real leverage on pricing, especially for units that have sat vacant for more than a few weeks.

VMC is an excellent choice for renters who want brand-new condo living with direct subway access to downtown Toronto. You get modern finishes, full building amenities, and a 35-minute subway commute into Union Station — all at rents that undercut comparable new-build units in North York or Midtown Toronto. The trade-off is that VMC is a neighbourhood still being built — retail and restaurant options are growing but limited compared to established areas like Woodbridge or Maple.

Vaughan Metropolitan Centre station is the northern terminus of TTC Line 1 (Yonge-University). You can ride directly to Union Station in approximately 35 minutes with no transfers required. Trains run every 3–5 minutes during peak hours and every 5–8 minutes off-peak. Because you're boarding at the terminus, you're virtually guaranteed a seat — a luxury most Toronto subway riders don't get. It's one of the fastest and most comfortable suburban commutes in the GTA.

VMC is a purpose-built urban centre that genuinely didn't exist 10 years ago. It's anchored by the TTC subway extension, KPMG's Canadian headquarters, and a growing cluster of condo towers including Transit City, CG Tower, and Expo City. The City of Vaughan's master plan includes parks, expanded retail, office space, a library, a performing arts centre, and community amenities. It's a real neighbourhood — just a very new one. Think of it as a city centre in its first chapter, not a finished product.

Most VMC condos were built after 2018, meaning they feature modern layouts, floor-to-ceiling windows, and full building amenities — gym, party room, coworking space, concierge. The downside is that many units are compact: studios and one-bedrooms dominate the rental inventory, and square footage per unit tends to be tighter than older Toronto buildings. Build quality varies by developer, so inspect carefully during showings. Because these buildings are new, maintenance fees tend to be lower than older Toronto condos — which benefits both owners and renters.

VMC currently offers the SmartVMC bus terminal, several restaurants and cafes at podium level in the condo towers, the KPMG Tower, Edgeley Pond and Park for green space, and direct Highway 7 access for additional dining and shopping — including the incredible Asian food corridor. Vaughan Mills mall is a 10-minute drive. The area is still developing, with new retail, a planned library, and community facilities coming through 2028. It's not a fully mature neighbourhood yet, but the essentials are in place and it improves every year.

The City of Vaughan's master plan envisions VMC as a full urban downtown with over 20,000 residents at buildout. Planned additions include a new public library, additional parks and green space, a performing arts centre, expanded retail at grade, and several more residential towers. The area is expected to see significant growth through 2030, making it one of the GTA's most rapidly evolving neighbourhoods. For renters, this means the neighbourhood will only get better — more amenities, more services, more life on the street — which is a strong reason to get in now while rents are still below comparable Toronto locations.
