In Ontario, tenants on a month-to-month lease must give at least 60 days' written notice before the end of a rental period. If you're on a fixed-term lease, you cannot end the tenancy early unless the landlord agrees. The notice must be in writing using the proper N9 form from the Landlord and Tenant Board.
Most landlords in Ontario require renter's insurance before move-in. Policies typically cost $15 to $25 per month and cover personal belongings, liability, and additional living expenses if your unit becomes uninhabitable. No. In Ontario, the last month's rent deposit can only be applied to your final month's rent. Landlords cannot use it for cleaning or repairs. Contact your local hydro, gas, water, and internet providers at least two weeks before moving day. You can usually transfer existing accounts online or by phone. For electricity in Ontario, check with your local distribution company (e.g., Toronto Hydro, Alectra). For internet, book an installation appointment early as wait times can be long during peak moving seasons.
Document everything immediately. Take timestamped photos and videos of any existing damage, and send a written list to your landlord within 7 days of moving in. This protects you from being held responsible for pre-existing issues when you eventually move out. Keep copies of all correspondence for your records.
